A MINOR PROBLEM FIXED

So our builder called and said "we had a little bit of a problem".  No one ever wants to have a conversation that starts like that, right?  

He said that when one of the workers left, he bumped the pot filler pipe sticking out of the wall and it ran...for a couple of days.  


When we got there to see on the weekend, they had already removed all the water and had a dehumidifier running.  This was before the permanent power, so the cord had to run from the temp pole, into the bedroom window and around on into the kitchen area.


Here it is (the dehumidifier) and you can see the spot.  More on that in another pic.


He said it didn't run in a heavy stream it was akin to turning on your sink faucet to where it was the smallest stream you could get, but it was for almost 48 hours.  The good thing is the floor drain in the laundry room worked because water that found its way there drained out and they swept water that direction to get rid of it.


Here's the pantry...you can see where the water came through from the other side.  


This is a clearer shot of where the leak was.  There is no faucet on yet, it's just a cap that covers the fill pipe and that's what they bumped and loosened the cap.  They used a moisture sensor and checked everything, all the walls, the wood, any insulated walls, etc and it was dried out (our heat helped that).  There was no insulation in this particular wall and our insulation is a foam type and doesn't absorb water like regular insulation.  Because of the gap at the bottom of the drywall, it didn't soak up into the drywall either.

So they cut out everything to check, dried it all up and repaired it as you can see below:


And here it is fixed and repaired!  All dried out (slab and drywall) and now it looks as good as new. 

**EDIT PER COMMENT QUESTIONS**

They did spray anti mold stuff inside the walls, the wood they use that touches the slab is all pressure treated (to avoid absorbing moisture from the concrete in general) and this stayed open with the dryers going for about a week.  They also had their warranty team out to verify at the end to make sure everything was good.

As he said, if this was going to happen, now was the best time, no baseboards, no paint, no cabinets, and no flooring.  Let's just hope that's the only time we ever have to worry about that.  On to fun stuff now!

    I was thinking...fortunately the water didn't get to the drywall, however, it did probably soak into the 2x4s that sit on the floor. Can your builder guarantee that they aren't damaged? Was any kind of anti-mold solution sprayed on them after they cleaned everything up? Something to think about...

    1. oh yes, we should have added that all the 2x4s that sit on the slab are pressure treated, and they did spray a solution on them and inside the walls. They also had their warranty team out to check everything.

  2. Last thing a person wants to hear from a contractor; 'we have a minor issue'.
    At least they took care of that minor issue.
    Like Charlotte mentioned above; get some sort of a guaranteed letter that there is no further damage, and that they spray an anti-mold solution before going any further with laying the flooring / carpet. Making sure the wood behind the drywall is completely dry. Last thing you don't need later on is mold starting.
    Thankful that it wasn't more serious.
    Hopefully you won't have anymore 'minor issues' calls.

    1. Thank you, yes they did work on that and made sure everything is good before they sealed it up by spraying some anti mold stuff in there. As issues go, it could have been worse for sure. Other than painting something wrong, an easy fix, so far this has been smooth sailing. Fingers crossed! Stay cool!

  5. Not the words you want to hear from your contractor. But it could have been a lot worse and he took care of it. Looks like the Texas summer heat helped with drying it out, so it was good for something.

    1. It was kind of scary to hear but seeing it it wasn't that bad. The water on the slab in the pantry looked scary but in the end it was just some water on concrete and they dried it all out and took care of the walls so it was all good.
